Move-out

Move-out junk removal

The movers have gone and there is still a bed frame, a garage half-full and eleven bags by the door. That is this job.

The remainder is what gets inspected

Every move produces a remainder. It is not a planning failure — it is structural. Movers take what was inventoried, and the inventory never includes the things nobody had decided about, so those things stay exactly where they were when the truck pulled away.

The trouble is that the remainder is precisely what a landlord's inspection or a buyer's final walkthrough looks at. Nobody assesses the ninety percent that went smoothly; they assess the sofa still in the lounge and the bags in the kitchen, and they price it accordingly.

So this is a scheduled job, not an afterthought: booked for the day between the move and the inspection, ending with a property that is broom-clear.

It is also almost always cheaper than the alternative. A landlord or agent who has to arrange the haul-away deducts their vendor's price from your deposit, without shopping around and often with an administrative fee on top.

Almost always left

Mattresses and bed frames

The single most commonly abandoned item in any move.

Oversized furniture

Pieces the new place has no room for, discovered on the day.

Garage and shed

The part everybody intends to deal with and runs out of time for.

Cleaning remainders

Bags, part-used supplies and everything from the final hour.

Appliances

Washers, dryers and fridges the next occupant does not want.

Before the crew arrives

Three things that make this a single short visit

  1. 1

    Stage it in one room

As the movers work, put everything not going into one room. It halves the time and removes any risk of the wrong thing being taken.

  2. 2

    Check the outbuildings

Garage, shed, patio and any assigned storage. These are what get forgotten and then discovered at inspection.

  3. 3

Arrange access if you have left

A landlord, agent or neighbor with a key is enough — you do not need to be in Dallas for it.

Walkthrough tomorrow morning?

Same-day and next-day windows appear whenever the schedule has room. Booking earlier in the day gives the best chance of a slot that still fits.

FAQ

Questions Dallas customers ask

How late can I book this?

Same-day and next-day windows appear whenever the Dallas schedule has capacity, and this is one of the most common short-notice bookings. Booking earlier in the day gives the best chance of a slot before an inspection.

I have already left Dallas. Can it still be done?

Yes, provided somebody can arrange access — a landlord, an agent, a neighbor or a lockbox. Leave clear notes about what is going and the crew can work without you there.

Do you take everything, including bags of odds and ends?

Yes. Bagged remainders, pantry contents, cleaning supplies and general leftovers all go with the furniture. Household chemicals in any quantity are the exception and need a hazardous waste route.

Is this the same as a move-out cleanout?

Effectively the same job under two names. We file it under moving when it is tied to your move, and under cleanouts when it is tied to a property deadline. Both book identically.

Will it save me money on my deposit?

We cannot promise anything about a deposit — cleanliness, damage and your lease terms all factor in. What it removes is the leftover-items charge, which is the deduction most commonly applied and usually the largest.

Can you also clean the property?

No. We clear and sweep to broom-clear, which is the state a cleaner needs to start from. Turnover cleaning is a separate trade and many people book the two back to back.
