A shop cannot be cleared while it is trading, and a restaurant cannot be cleared during service. Retail and hospitality work therefore happens overnight, on a closure day, or in the gap between one tenant surrendering and the next taking possession.

In a shopping center there is a second layer: center management controls when a service corridor and loading bay can be used, and those windows are frequently narrow and shared with deliveries. A crew that turns up without a booked slot does not get in at all.

The practical consequence is that these jobs need to finish inside the window they are given. A crew sized to just about manage is the crew that ends up coming back for a second night — at the tenant's cost, and often against a surrender date that has no slack in it.

Fit-out removal also tends to be more involved than an office clear. Retail fixtures are frequently fixed to walls and floors rather than freestanding, and a good deal of what looks like furniture is actually attached.

Restaurants

Kitchen equipment has its own rules

Commercial kitchens contain a lot that cannot simply be lifted onto a truck. Refrigeration units contain refrigerant that must be recovered by someone qualified. Gas equipment needs disconnecting by a licensed trade. Grease traps and hoods are a specialist clean rather than a haul, and nobody thanks you for discovering that at eleven at night.

Everything else — stainless benching, shelving, prep tables, seating, small wares — is straightforward, and stainless steel carries a solid scrap value that works in your favor on a large clear-out. On a full kitchen strip the metal is often worth enough to matter to the overall number.

Can you work overnight?

Yes. Overnight and closure-day work is standard for retail and hospitality, planned around whatever access the landlord or center management permits.

Do you disconnect kitchen equipment?

Simple unplugging yes; gas connections and hard-wired equipment need a licensed trade first. Refrigeration containing refrigerant also requires proper recovery, which is factored into how the item is handled.

Can you remove built-in fixtures?

Yes — counters, shelving runs and built-in millwork can be dismantled and removed. Where a strip-out goes beyond fixtures into structure, that is a demolition contractor's job and we will say so.

We are closing a unit and the lease ends this month. How fast can this happen?

Scoping can be done quickly from photos or a walk-through, and the work scheduled to your surrender date. The sooner the access window is confirmed with the landlord, the more options there are.

Is the stainless steel worth anything?

Yes. Stainless benching, shelving and prep equipment have a real scrap value, and on a full kitchen clearance separating the metal is worth doing rather than treating the lot as waste.

Do you need a certificate of insurance for the center?

Most managed centers require one. Tell us what is needed when you request service and it is arranged before the work is scheduled.
