Move-out cleanouts
Move-out cleanouts in Dallas
The last ten percent of a move is the part that costs people their deposit. This is the service that clears it.

Nearly empty is not empty
Every move ends the same way. The truck has gone, the new place is a wall of boxes, and back at the old address there is a bed frame nobody could dismantle, a garage half-full of things that were never going to fit, and eleven bags by the door.
That remainder is not a planning failure — it is structural. Movers take what was inventoried, and the inventory never includes the things nobody had decided about, so those things stay exactly where they were.
It is also precisely what a lease inspection or a final walkthrough judges. A landlord holding a deposit or a buyer's agent doing a pre-closing check is not assessing the ninety percent that went smoothly; they are looking at the sofa still in the living room and the bags in the kitchen.
A move-out cleanout exists to close that gap on a date. It is booked for the day between the move and the inspection, and it ends with a property that is broom-clear.
Usually left behind
Mattresses and bed frames
The single most commonly abandoned item in any move.
Furniture that did not fit
Pieces the new place has no room for, discovered on the day.
Garage and shed contents
The part everybody intends to deal with and runs out of time for.
Bagged remainders
Cleaning leftovers, pantry contents and everything from the final hour.
Appliances
Washers, dryers and fridges the buyer or landlord does not want.
Timing
Where this fits in the move
Booked well, this is one appointment. Booked late, it is the thing holding up a closing.
- 1
Before the movers
Cut the volume so you are not paying to transport things you will throw out anyway.
- 2
Moving day
The movers take what is going; anything they leave is staged in one room for us.
- 3
The day after
We clear the remainder — the usual slot for a move-out cleanout.
- 4
Before inspection
The property is broom-clear ahead of the walkthrough or handover.
- 5
Deposit or closing
Nothing outstanding for anyone to deduct against.
Inspection tomorrow?
Same-day and next-day windows show in the booking flow whenever the Dallas schedule has room — this is exactly the job they exist for.
The economics
Why arranging it yourself is cheaper
Landlords and management companies who have to arrange a haul-away deduct the cost from a deposit, and they do not shop around for a competitive rate when doing so. Whatever their vendor charges is what comes out of your money, plus whatever administrative fee the lease permits.
For a sale it is sharper still. A buyer walking a property that was contracted to be empty has a legitimate reason to delay a closing, and a delayed closing costs considerably more than a truck — in rate locks, in movers rebooked, and occasionally in the deal itself.
- Same-day and next-day windows when available
- You do not have to be present if access is arranged
- Everything goes, down to the bagged remainders
- Property left swept and broom-clear

Questions Dallas customers ask
How late can I book this?
Same-day and next-day windows show in the booking flow whenever the schedule has room, and a move-out cleanout is exactly the job people book at short notice. Booking earlier in the day gives the best chance of a slot that still fits before an inspection.
Do you take everything, including the small stuff?
Yes. Bagged remainders, half-used cleaning supplies, pantry contents and general odds and ends all go with the furniture. Household chemicals in quantity are the exception and need a hazardous waste route.
Can you do it if I have already handed back the keys?
Only if whoever holds the property arranges access — an agent, a landlord or a property manager. We cannot enter a property without the current keyholder's authorization.
Will this get my deposit back?
We cannot promise anything about a deposit, since cleanliness, damage and the terms of your lease all factor into it. What we can do is remove the leftover items, which is the part that most commonly triggers a haul-away deduction.
Should I book this before or after the movers?
After, in most cases — usually the following day. Moving days rarely run to plan, and a junk crew arriving while the movers are still loading helps nobody. If you also want to cut the load beforehand, that is a separate earlier booking.
What if the property is already empty except for the garage?
That is a very common booking and a small one. Say what is left when you book and the estimate reflects it — you are not charged for the rooms that are already clear.
