The unit is small. The building is the job.

A one-bedroom holds a fraction of what a house does, which makes people assume it is a quick job. Then the specifics arrive: the service elevator has to be reserved with the office, the loading bay is shared with deliveries, the gate code changed last month, and the only stairwell has a landing nothing longer than six feet can turn on.

Dallas has both extremes and everything between — walk-up garden communities where the third floor means three flights and no lift, and Uptown high-rises where the freight elevator is booked in two-hour blocks and the concierge needs notice.

So the useful information at booking is not just what you have. It is which floor, whether there is a lift, whether it has to be reserved, and where a truck is allowed to stand. Those four answers determine the crew size and the window far more than the quantity of furniture does.

What the final inspection is looking for

A leasing office inspecting a vacated unit is checking whether it can be turned without extra cost. Anything left behind becomes a haul-away charge against the deposit, at whatever rate their vendor charges rather than one you negotiated — and usually with a fee attached for the administration of it.

Mattresses are the classic. Nearly nobody moves one to a new apartment, and nearly every unit inspection finds one propped against a bedroom wall. Balcony furniture is a close second, because it is out of sight from inside the unit and simply gets forgotten.

Do you need the elevator reserved in advance?

If your building requires it, yes — and it is worth booking with the office before scheduling us so the two line up. Tell us the window when you book and the job is planned to fit inside it.

Can you do a third-floor walk-up?

Yes, that is routine in Dallas garden communities. Say so at booking so the crew is sized for the carry rather than discovering it on arrival.

I have already handed back the keys. Can this still happen?

Only with the leasing office's cooperation, since they control access. Many will let a scheduled crew in, but it has to be arranged with them first — and it is much simpler to book before the keys go back.

Will this stop the community charging me?

It removes the items, which is what triggers a haul-away charge. Cleaning, damage and the terms of your lease are separate matters and we cannot speak to those.

What about the storage cage in the garage?

Tell us it exists and it is cleared with the unit. Assigned storage is the single most commonly forgotten item at booking and the one most likely to appear on an inspection report.

Can you come outside quiet hours?

Yes — scheduling works around whatever the community permits. Tell us the restrictions at booking and the window is set inside them.
