Cleanouts
Cleanout services in Dallas
A cleanout is not a bigger pickup. It is a space with a deadline attached, where most of the work is deciding and sorting rather than lifting.

Cleanouts almost always arrive attached to something else happening. A property is being sold, a lease is ending, a relative has died, a tenant has gone, a renovation cannot start. The junk is rarely the problem in itself — it is the thing standing between you and a date on a calendar.
That changes how the work has to be run. A pickup can be squeezed into a gap; a cleanout has to be scoped, scheduled and finished, because a job left half-done overnight is worse than one not started.
What scoping actually involves
Photographs or a walk-through, then an honest assessment of volume and access. Multi-truckload jobs are priced the same way as any other — by the space the load takes — but they need planning around how many trips that is and where a truck can stand.
The estimate is agreed before a crew is scheduled. That matters more on a cleanout than anywhere else, because nobody wants a conversation about price with a half-empty house.
What every cleanout includes
- A walk-through so you can mark what stays
- All carrying, from every floor and outbuilding
- Dismantling where something has to come apart
- Sorting for donation, recycling and disposal
- Sweeping the space once the last load is on
- A price agreed before the crew is scheduled

The one thing we cannot put on the truck
Cleanouts turn up household chemicals more than any other job, because garages and sheds are where they collect. Those need a licensed hazardous waste route rather than a junk truck, and in Dallas that means a household hazardous waste drop-off.
Set them aside before the crew arrives and everything else can still be cleared the same day.
- Paint, stain, solvents and thinners
- Motor oil, fuel and antifreeze
- Pesticides, herbicides and pool chemicals
- Propane tanks and pressurized cylinders
- Asbestos-containing material of any kind

Questions Dallas customers ask
What is the difference between junk removal and a cleanout?
Junk removal is for things you have already decided about — you point, we take. A cleanout is for a whole space where the decisions have not been made yet, so it includes the sorting as well as the carrying, and usually runs to multiple truckloads.
How much sorting do I have to do first?
Only enough to identify what stays. Pull those items aside or point them out at the walk-through and the crew handles the rest, separating donation, recycling and disposal as they load.
How long does a cleanout take?
A garage or a single room is usually hours. A full house is typically a day, sometimes more if there is heavy sorting or difficult access. The scope is agreed before scheduling so you know which it is.
Can you work to a fixed deadline?
Yes, and most cleanouts have one — a closing, a lease end, a contractor start or an inspection. Book against that date and the job is staged to hit it rather than being spread out.
Do you clean afterwards?
We clear and sweep, which leaves a property broom-clear and ready for a cleaner. Deep cleaning, carpet cleaning and turnover cleaning are a separate trade.
