Occupancy is the only number that matters
A self-storage operation lives on occupancy. Every unit sitting full of an absent tenant's belongings after the lien process has run is a unit that cannot be sold, and unlike most vacancy it is entirely within your control to fix.
The obstacle is usually practical rather than legal. Once a unit is cleared for disposal, somebody has to physically empty it, and site staff have neither the time nor the vehicle. So units accumulate, and a facility ends up with a row of them out of service for weeks — which shows up directly in the occupancy figure the operation is judged on.
Batching is the efficient answer. Clearing six units in one visit costs far less per unit than six separate call-outs, and most operators find it easier to let a small backlog build deliberately and clear it in one scheduled pass rather than calling every time one comes free.
The one thing that has to happen first is the lien process itself. That is the operator's responsibility and is not something a removal company can advise on or shortcut.

The bidder took the good half
Auction buyers take what has value and are typically required to clear the rest within a short window. Not all of them do, and the remainder becomes the facility's problem on a deadline that was set for somebody else.
Both sides use this service: operators clearing what a bidder abandoned, and bidders meeting the clear-out window on units they have won. For a bidder working several units it is usually cheaper to book one clearance than to make repeated dump runs in a van.

Can you clear several units in one visit?
Yes, and it is the most economical way to do it. Batching a handful of units into one scheduled visit costs considerably less per unit than clearing them individually.
Do you need facility staff present?
Only for access — gate code and units unlocked, or a staff member to open up. Once the crew is in, they can work through the list without supervision.
What about the lien process?
That is the operator's responsibility and must be complete before we clear a unit. Texas sets out the requirements for self-storage liens; once you have satisfied them and instruct us, we clear to that instruction.
Do you work with multiple sites?
Yes. Operators running several facilities across Dallas and the surrounding cities we serve can use one account rather than arranging each site separately.
Can auction buyers book directly?
Yes. Bidders who have won units and need to meet the facility's clear-out window book this regularly, and for several units at once it is cheaper than repeated trips.
