Most offices are shrinking, not closing
The common job now is not a company leaving a building. It is a company keeping the space and needing far less furniture in it — a floor built for a hundred desks running with forty, or a fit-out replacing rows of benching with meeting rooms and collaboration space.
That produces a specific problem: a large volume of furniture that is not broken, in a building that is still occupied, that has to leave without disrupting the people still working there. Nobody can strip a floor around staff on calls.
So this is usually a phased job rather than a single clear-out. Sections are cleared as they are freed up, work happens outside core hours, and the space stays usable throughout. A reconfiguration might run as four small removals across a month rather than one large one.
The other difference from a full cleanout is that far more of the furniture is worth something. A downsizing office is disposing of serviceable equipment rather than end-of-life equipment, which changes what should happen to it.

- Damaged, stained or structurally failed seating.
- Laminate desking that will not survive being moved again.
- Anything branded or bespoke to a fit-out that is being replaced.

Can you remove furniture while we are still working?
Yes — phased removals are common. Cleared sections are handled as they are freed up, generally outside core hours, so the rest of the floor keeps functioning.
Do you take apart the cubicle systems?
Yes, on site. Panel systems and benching have to come apart to be moved, and that is included in the job.
We are only removing part of the floor. Is that a problem?
No, and it is a common request. Mark what is going or provide a plan, and the crew removes exactly that. Anything staying is left untouched.
How is a commercial job priced?
By volume, as with any job, with access factored in — dock availability, elevator use, floor level and carry distance all affect it. Larger jobs are scoped from a walk-through or a floor plan before the estimate is set.
Can you store furniture rather than dispose of it?
No — we are a removal service, not a storage or relocation one. If furniture is being redeployed to another site, that is a commercial mover's job. We take what is leaving for good.
Do you remove built-in millwork and reception counters?
Yes, where they are being replaced and the landlord permits their removal. Check the lease first: some built-in fit-out is treated as part of the building rather than the tenant's to take out.
