Volume changes the plan, not the job

A warehouse is the one setting where the constraint is genuinely quantity. A floor of obsolete stock or a bay of dismantled racking is many truckloads, and the work has to be sequenced so the dock keeps functioning rather than being blocked by a staging pile that grows faster than it clears.

The advantage is that warehouses are built for loading. Dock doors, level access, forklifts and pallet jacks make the physical work far more efficient than a residential job of a fraction of the size — which is why cost per cubic yard tends to work in your favor at this scale.

The complications are elsewhere: racking that has to be dismantled safely, material that has scrap value worth separating, and anything left over from an industrial process that needs a specific disposal route rather than a general one.

Sequencing around a live operation is the other common requirement. Most warehouse clearances happen while some part of the business is still running, so the work is phased bay by bay rather than done in one pass.

Pallet racking, steel shelving, conveyors and machinery are dense metal, and metal has a market. On a large clear-out the difference between everything going to disposal and metal being separated to a scrap route is a genuine line on the estimate rather than a rounding error.

Cardboard and clean plastic film are similar at volume — both are recyclable streams rather than waste, which is worth reflecting in how a job is priced rather than tipping the lot and paying for the privilege.

Yes. Racking is dismantled and removed as part of the job. For very large installations or anything structurally tied into the building, a specialist installer may need to be involved and we will flag that at scoping.
